There are only 16 units (all Type B) left out of 120 units

This is the beautiful scenery of Melawati Hill, the edge of north eastern of Klang Valley. Behind the hill is the famous International Islamic University comprising about 16000-18000 students and 25% is foreign students from China, Middle East, Africa, South Asia and Indonesia. More than 85% of Gaya Service Apartment were sold in 3 weeks, the official launch was delayed to this week end (25/04/2009). In order to surf the buying trend of customer/investor/purchaser, the developer may launch the phase 2 (another 120 units) as well. There will be a price increase for the phase 2, however, this is only my guess and has not been confirmed by developer whether they will launch phase 2 soon or not. The office blocks next to Block 3 was sold to a French Company as their head office in Malaysia, and office next to Block 4 and Block 7 were sold to a Singaporean Company for investment purposes.

Retailers brace for tougher times

KUALA LUMPUR: The retail industry is expected to contract this year but all is not gloom and doom. Some shopping destinations and brands are bucking the downward trend and are going ahead with their expansion. For instance, hypermarket chain Tesco bought a piece of land in Perak to expand operations; while Mydin Mohamed Holdings Bhd is looking to employ 1,200 workers to man their new hypermarkets in Melaka and Kelantan. Malaysian Association for Shopping and Highrise Complex Management (PPK) president Joyce Yap said the retail sector is still holding up well. “About 75% of our members reported traffic count has remained consistent over the past six months,” she said. Sectors which seem to be holding up are IT shops and quality F&B outlets. However, fashion retailers are harder hit and wish rents are lowered. “As expected, there is always resistance from landlords (on the issue of lowering rental),” shares British India CEO Pat Liew. Current economy situation has forced the city centre (KLCC) and mont kiara properties' price dropped by 25%-30%. The price will further dropped if the confidence in new government do not improved over next few months (in first 100 days of Najib's administration). However, the price in suburban of KL remained stable and only dropped about 5%-10% due to purchasers' "wait and see" attitude. Some of the location still moving upwards slowly if the location (people said the 1st strategy to invest in property is Location, the 2nd is still location 3rd is also location ) is right especially properties near LRT, Highways, Chinese School, College/University, ready infrastructure and gov't facilities. Even though dropping 30% in price, the first buyer still make about 40% profit, as the price near KLCC and Mont Kiara was almost doubled from 2003 to 2008. It is 3 days before official launch of Gaya Service Apartment@Melawati and it is 82% sold. In this economic downturn conditions with this performance, it only means that property investors or buyers has full faith in Sime Darby on their ability and capability to provide good quality property and township planning in Melawati. However, the location is one of the most important consideration in purchasing a property. The potential tenants, and surrounding will determine the future appreciation and rental returns.

The above is up to yesterday. This morning another 5 units confirmed, which is 85 out 120 were sold until noon today 13/04/2009. Type C, the biggest type left one only, and majority left is type B. Type A, studio is good for business person who alway travel to KL, instead of staying in hotel it will be good to stay in own apartment.
